Salary Range: $69,000 - $86,000 - $103,000
Work Schedule: Monday-Friday, 6:30am-3pm

SUMMARY The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub journeyman-level work in a designated craft. Performs routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds, and their associated responsibilities with minimum technical supervision.
ESSENTIAL JOB FUNCTIONS Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May precept staff.
JOB SPECIFIC COMPETENCIES
Maintain Facility Appearance, Functionality and Safety
• Senior Tech supports: Project inspections for carpentry craft Carpentry Construction Plan Reviews (blueprints and specifications). Documents shop tasks and practices to allow for standard responses to campus work through the interaction/communication of staff. Guidance and is SME for shop products or services. Provides feedback on addressing process improvement issues. Reviews submittals and construction drawings for projects Trains lesser skilled Maintenance Techs.
• Performs carpentry tasks such as construction, repair and maintenance of wood structures. Tear down case work, fabricate and laminate shelves, fix cabinets, and fix laminate on doors and casework. Mount soap dispensers, paper towel holders, etc.
• Requisition parts and materials using Stock Issue forms to help maintain O&M Warehouse inventory.
• Responds to general maintenance calls and performs repairs in RAFSC buildings – SCRB1, 2, 3, and 4, SRB, Mod Lab, PPB, Central Plant, OAM, Hazmat, etc.
• Helps develop and update as needed shop training program.
• Helps develop junior level and other OAM employees.
Maintain Facility Appearance, Functionality and Safety
• Replace damaged ceiling tiles, floor tiles and cove base. Assemble modular furniture, bulletin boards, pictures, etc. Repair vinyl and carpeted floors.
• Replace and repair damaged doors and door components such as door closers, locks, hinges, locks, hinges, framework, alignment, and strike plates.
• Patch and paint work. Assist Painter when needed. • Respond to equipment alarms (client, critical and facility).
• Respond to code red alarms; when requested assist UTPD and/or Houston Fire Department.
• Perform NFPA fire doors and fire wall inspections and make necessary repairs as needed.
• Perform other safety inspections as needed.
Reduce Outside Contractor Costs and Coordinate Contractor Special Projects
• Design, layout, and install sheet metal components and insulate when needed (drip pans, canopies, and other sheet metal items, etc.). Work closely with Sheet Metal Shop to coordinate facility needs.
• Performs metal fabrication; including welding, grinding, shaping, drilling and forming.
• Layout and install suspended metal grid ceilings, complete with air supply and exhaust grills, and lay-in ceiling tiles. Notifies proper personnel about smoke detectors
• Performs rough concrete laying.
• Troubleshoot, maintain and repair motorized and manual overhead doors.
• Assist UTPD as needed. Coordinate special projects that require Contractor gate access, building access, barricading of work areas, dust containment, noise control and other after hour and weekend work.
• Oversee outside contractor work
• Coordinates, communicates and follow-ups on outside contractor work with supervisors, other shops, clients etc.
• Submits outages as needed.
Increase Customer Focus and Satisfaction
•Respond to customer service requests. Talk to customers and keep them informed on job status.
•Completes all required paperwork – timesheets, activity logs, etc.

EDUCATION
- Required: High School Diploma or Equivalent
- Preferred: Associate's Degree Technical or Trade school
WORK EXPERIENCE
- Required: Five years Experience in one or more crafts (i.e. plumbing, electrical, carpentry, painting, HVAC, instrumentation).
LICENSES AND CERTIFICATIONS
- Preferred: JRNY-E - Journeyman Electrician Upon Hire or
- Preferred: JRNY-P - Journeyman Plumber Upon Hire or
- Preferred: STE1 - Stationary Eng License 1st Grd Upon Hire or
- Preferred: STE2 - Stationary Eng License 2nd Grd Upon Hire
